BRUCE CONYBEARE
Realtor, Business Partner and Operations Manager

Bruce has over 18 years of experience as a practicing real estate attorney. He has a BA from the University of Michigan and a law degree from University of Detroit. 

Bruce has been Elizabeth’s real estate business partner since 2002. In addition to his duties as a partner, he shows property, works on bringing deals together and shepherding them through closing.

Bruce and Elizabeth married in 2001. Together they have four college age children.

My team also includes Peggy Carroll, Jan Nelson, Deb Helber, Nancy Arnold, Chanda Wilbanks, Rachel Genson, Darcy Berwick and Samantha Negri.

PEGGY CARROLL
Realtor

Peggy has lived in Ann Arbor since 1987. She has a BA from the University of Illinois and an MBA from the University of Michigan's Ross School of Business. After working in Development at the Ross School for 25 years, she began her real estate career in 2003.

Peggy and her husband, Dennis, have been buying and selling properties in Ann Arbor since 1997 as part of their investment property business. She has two married daughters and two wonderful grandchildren.

JAN NELSON
Realtor

Jan came to Ann Arbor from Northern California in 1982. In 2007, after raising a family and starting a successful business as an eldercare specialist, Jan decided to follow in her father's (a real estate developer) footsteps by selling real estate as a member of Elizabeth's team.

Jan is married to Stewart Nelson, a retired commercial pilot and commercial insurance salesman with Kapnick Insurance in Ann Arbor. They have two grown sons, Matt and Scott. Jan is an active member of PEO and an alumna of Delta Gamma sorority at the University of California Berkeley.


DEBBIE HELBER
Realtor

Debbie is a long time Ann Arbor resident who started her real estate career in 2006 after working for Northwest Airlines for over 20 years.

Debbie's service orientation and experience, coupled with her warm personality, have allowed her to persevere through the recent real estate market downturn. Having joined Elizabeth's team in 2010, she is now ready to thrive as the real estate market recovers.

Debbie is married to local banker Eric Helber and they have two children in college.

NANCY ARNOLD
Realtor

Nancy came to the Ann Arbor area in 1997.  She has a Bachelor of Science in Sports Medicine and has spent 20 years in the health and fitness field. She was employed as the Athletic Trainer at both Ann Arbor Pioneer High School and Canton High School and as a Personal Trainer at a Liberty Athletic Club.  She joined Elizabeth Brien’s sales team in 2013.

Her dedication and attention to detail will allow her to deliver excellent customer service to her clients. 

Nancy has been married to Jim Arnold for 13 years. 



CHANDA WILBANKS
Office Manager

Chanda keeps the office running smoothly, taking care of phone lines, email, faxes, contracts and scheduling showings. She has a bachelor of fine arts degree from EMU, and has worked in different aspects of the real estate world for the last 10 years.

RACHEL GENSON
Administrative Assistant

Rachel is a graduate of Grand Valley State University with a degree in Hospitality and Tourism Management. She joined the team in 2012, and is excited to learn about real estate and the Ann Arbor market.

DARCY BERWICK
Marketing Manager

Darcy joined Elizabeth this year as her primary photographer. She creates original print marketing and updates Elizabeth's website as well. She is our resident "techie" and a devoted mother of two.

SAMANTHA NEGRI
Marketing Manager

Samantha has worked for Elizabeth since 2001. Her primary focus is internet advertising and promotion. She also helps Darcy with photographing listing properties. Samantha has a Bachelors of Science degree from Franciscan University.

Tax Considerations >New 1031 Exchange Rules

One of the most popular "tax deferring" strategies for real estate owners who are selling one property and acquiring another is the use of Section 1031 of the Internal Revenue Code. It is an effective way to defer paying income tax on capital gain generated by the sale of a property when you intend to reinvest the proceeds in a similar, "like-kind" property. Almost any kind of real property is considered "like-kind" with any other real property.

A recently enacted law closes what was considered a loophole in the Section 1031 rules. In some cases, owners of investment real estate have used the 1031 Exchange to swap their investment property for real estate that could be readily converted to an owner-occupied residential property. After the exchange, they made the property into their principal residence, lived in it for a couple of years, then sold it. Now the American Job Creation Act of 2004 has ruled that properties converted from a 1031 exchange property into a residence must be held and used as a principal residence for at least five years to qualify for the tax exemption. Otherwise, the basic tax-deferring benefits of 1031 exchanges remain the same.
